Carmel Realty Company has managed homes on the Monterey Peninsula for almost 100 years. We specialize in luxury, high-end residence homes in Carmel and Pebble Beach. Our clientele comes to us predominantly from word-of-mouth and referrals, and our national and international network. We enjoy a long list of loyal, repeat owners and tenants. We provide Owners peace-of-mind that the asset value of their property is maintained and protected; we handle daily issues that may arise; and we find excellent Tenants that match the home's individual attributes.

Long-term rental properties are generally unfurnished homes seeking tenants for twelve months or more. Specific properties are considered on a case-by-case basis.

Carmel Realty charges a small percentage of monthly rent proceeds for the management of a home.  Carmel Realty's professional approach, world-class marketing, global network and overall management skills often allow for higher rental proceeds that can more than cover the fees charged for management services.

 

Services Provided Include:

Initial assessment of the property and suggestions to help drive top rental value. Strategy for advertising, marketing and showing your home. Tenant application, screening, credit, reference check, and selection process. All legal documentation: Lease, negotiating terms, addendums, and local disclosures required by state and local ordinances. All tenant communication and management, legal notifications, and seasonal friendly reminders and maintenance issues. Rent collection, monthly account reconciliation and reporting, accounting and disbursement. We also provide you required tax documentation at year end. We handle security deposits, pet deposits in a secured Brokers trust account.

Property inspections, seasonal maintenance offerings to protect the asset value of your home. 24 hour maintenance/emergency help line. Custom management services available upon request: bill paying, and contracting service work.
